Working exclusively in the “Ultra–Affluent” residential market, I have represented many M.D.Â’s. What you want and what you need differ significantly from the average buyer.

What are you looking for?

  • Luxury: You didnÂ’t put in all of those years in med school so you could live in a hovel. You want the finest finishes, a gourmet kitchen (even if no one cooks), a master bath that mimics a five–star spa, an outdoor living space complete with commercial–grade appliances and a pool with multiple spas, fountains and a beach. Sure you might live without a home theater, card room, wine lounge or exercise space, but if you want it, you can find it. But, a three–car garage is standard in most of these neighborhoods. New homes are starting to feature custom–sized bays to house sports cars, sedans and SUVs.
  • Convenience: Simply put, if you live in San Antonio, why give yourself a commute more typical of L.A. or Atlanta? You need to be close to where you practice. Also, it would not hurt if your kidsÂ’ schools were nearby. Most of the popular neighborhoods for docs feature good public and private schools.
  • Privacy and Security: M.D.Â’s are typically making at least 10 times the average income of the average San Antonian. You are concerned about protecting your family and your assets. Gated communities are overwhelmingly popular.
  • Recreation: As busy as you are, taking time off to explore your hobbies is essential for well–being. Communities with beautiful golf courses, clubs, hiking trails and horse arenas are sprouting up on the Northside.

Most popular neighborhods The popularity for M.D.s is represented by number of scalpels.

Shavano Creek – This upscale subdivision lies within Shavano Park and is teeming with docs (and AT&T execs). ItÂ’s close to the Medical Center, the homes are huge and the lots are ample (more than an acre in some cases). There is a diversity of styles here. Brick, stucco, stoneÂ…Most of these homes are more than five–years–old. Prices are from the $800s up to more than a million dollars. Rating: Five scalpels

The Dominion – With the highest average prices in the city, this gated community features some of San AntonioÂ’s most lavish propertiesÂ…some approaching 30,000 square feet! Most homes here are Mediterranean in style, but you will see brick, stone an more traditional looks as well. Many homeowners here are not San Antonio natives and the private club gives these new residents an immediate social structure, plus a good golf course. ItÂ’s convenient to I–10, the med center, the Shops at La Cantera and The Rim. The 2007 Parade of Homes is here Sept. 1–9. Prices from the $300s to $4.5 million. Rating: Five Scalpels

Bentley Manor – Also in Shavano Park, this newer subdivision features huge new homes by some of the best builders in the city. Along with estates on large lots, there are luxurious garden homes here. You can still build in here, so it’s a good choice for those who want a custom finish out. Prices start at $480,000 and head up to nearly $2,000,000. Rating: Four Scalpels

Clearwater Ranch Estates – Huge 11–acre plus lots with soaring views across the Leon Creek Valley are popular with M.D.s who like ultimate privacy and maybe a few horses. Located near the intersection of Boerne Stage Road and Scenic Loop Road in Far northwest Bexar County, Clearwater Ranch has been very popular in the medical community. ItÂ’s a great choice for those who want a ranch feel but convenience to the Med Center, La Cantera and The Rim. Rating: Four Scalpels

Elm Creek – This gated community centrally located to IH– 10 and 410 has long been a favorite for professionals. A variety of architecture abounds, including contemporary, Mediterranean and Texas Hill Country (White stone with metal roof). Some homes need updating, as many were built in the 1980s. Prices start in the $300s (for a garden home) and go up to more than $2,000,000. Rating: Four Scalpels

Estates at Champions Run/Champions Ridge – Generally featuring the largest lots and best views in the Stone Oak area, the “Champions” gated subdivisions are a great choice for a short commute to North East Baptist hospital and the shopping and dining opportunities of this massive master planned community. Rating: Three Scalpels

Anagua Springs Ranch – You will find sprawling new homes in this acreage community with a style called “Euro–Texan” by the developer. Beautiful trees, rolling hills and privacy define this area. Though you feel like you are buried deep in the Hill Country, itÂ’s a short commute to the Med Center. Your neighbors include recently married celebri–couple, Tony Parker and Eva Longoria. Rating: Three Scalpels
