Just south of I–10 and Boerne Stage Road, the Bethlehem development Group’s George atallah is building fresh new office space. a variety of commercial enterprises will be housed in 24 buildings with a total of 150,000 square feet. The first two phases, ‘one dominion Plaza 1’ and ‘one dominion Plaza 2,’ will house businesses including a highend hair salon, a restaurant and a night–club.
The third phase of the development, ‘one dominion Medical,’ is the crown jewel, housing mixed use medical office space ranging from 3,800 to 8,200 square–feet. These two–story offices with 387 parking spaces are available for either lease or purchase. Professionals that would prefer to own a part of their business can choose to either purchase the space outright, or pay for a portion and lease the rest.
This unique option allows professionals to acquire their new office space on terms appropriate to their finances and long–term goals. This model also allows medical practitioners to establish partnerships of location, lease and ownership.
What sets this new space apart is its glorification of the existing landscape. Rather than mow down and pave the existing space, Bethlehem is building the offices around the plethora of mature trees. Sami Shahin, director of Marketing for Bethlehem, was proud of their conservation efforts: “We’re so eco–friendly, we’re building around the trees.”
They will also include such rare amenities as walking trails, benches and a community clubhouse. This clubhouse will provide not only a web and video enabled conference room, but an exercise facility as well. This development offers its tenants and partners a work environment comfortable enough to call home.
